Roofing: repair or replace?

Q: What are some things we as homeowners should watch for when it comes to maintaining the roof of our home?

A. There are some things that we as homeowners can spot even by standing on the ground. You want to watch for missing tabs (pic), shingles that are popped up/lifted or curling (pics), discoloration around soffit, granules on your splash block or if your gutters are clogged up with loose granules (demonstration) or discoloration/stains on the drywall inside of your home (pic). Be aware of the condition of your roof as you pull into the drive each day, and take a walk around, especially after a heavy rain, inside and out. Your attic ceiling is a great place to keep an eye on after severe weather and watch for any possible mold/mildew.Q. If we see things like this or have an aged roof, what should we do?

A. This way you can find out just how much, if any damage is there, and if there are other areas of concern as well like a poorly installed or cracked boot and get those repairs made before further damage can be done.

If your roof has a couple of loose shingles, minor leaking around the chimney or in the valleys, this would be a possible repair, however, if you have several tabs missing, large or long duration of leakage or granules filling up your gutters/splash block, mold and mildew in the attic, then the consideration of a replacement would be the way to go.
